The Development
The complex is situated 1 600 meters (1 mile) from the Gondola station and 450 meters (0.3 mile) from the town centre. This property development consists of two buildings connected by an underground covered passage.
- Building 1 is spread over a total area of over 8 300 square meters, 54 % of which is a landscaped area. The building has three elevators. The rooms have north-south disposition. The building has already reached the second construction phase – Rough Construction Approval – Act 14 and the third phase – Act 15 is to be reached in February 2007. If you are interested in buying an apartment in Bansko, you should consider the following steps:
- We will reserve the apartment of your choice for a period of 21 days, once you have made a deposit to our bank account
- Upon your expression of interest for purchase, you will receive a preliminary contract for sale and purchase for the apartment by mail.
- Within 10 working days you should return the contract by mail signed by you in two original drafts
- You will receive the contract , signed by our party within 5 working days, by courier
- Within 5 working days you are to transfer to a bank account the first installment from the total property price from which the sum of the deposit is subtracted
- The outstanding amount is due according to the agreed payment plan
- The final sale-purchase contract will be concluded after receiving the final due payment
- The notary deed will be given to you when handing over the ownership of the apartment.

Property maintenance
We take care of the common areas and the facilities. A property maintenance fee of 10 EUR/m2 per year will be collected for one year in advance. The fee is based on the total residential area and is fixed for a period of 3 years. An agreement stipulating the terms for the property maintenance will be provided to each investor.
The maintenance agreement will include the following clauses:
- 24-hour security guarding
- Maintenance and cleaning of all common areas – façade, courtyard, planting, roof, lifts, corridors and staircases
- The services of the reception desk (lodging and currency exchange) and the ski room

- Immediate intervention in case of any breakdowns, emergencies in your apartment
- Insurance of all common areas
- Administrative and management expenditures
The expenses for operation of the Complex hotel section are on the account of the management company.
Renting out you Bansko property
The money you have paid for your apartment can be returned to you in various ways.
We offer you the opportunity to contract a professional management company to run your property as a hotel unit. Your income will not depend on the occupancy of the complex as the management company takes the risk. The return on the investments is over a period of 5-8 years, based on an annual rental price of 6% - 9% of the final property price, and 10% to 20% increase of real estate prices per year in Bulgaria after becoming an EU member in 2007.
Upon the signing of a property management contract the annual return of 6% is guaranteed for the first two years. A new contract could be signed depending on the results achieved during the first two years of your partnership with the management company and the prices of the current lodging rates. We expect it to be higher than the 6%, offered for the first two-years of operation, as the complex will be well marketed by then and the construction in the town of Bansko completed.
